Years Of Protection
A home builder warranty is typically broken up into one, two and six-year terms, based on the type of building system or component. Year one has the broadest coverage for labor and materials. Year two coverage is for mechanical defects (plumbing, electrical, heating, air conditioning and ventilation systems) and in New York a total of six years for structural defects.
New York State has a New Home Warranty Law, but not all builders are aware of it. Your builder should provide you a written warranty so you know what to expect after the job is done.

The builder’s warranty will cover the installation of products like windows, shingles and such, but typically a defect in the product itself falls under the product manufacturer’s warranty. More experienced builders know which products perform better over time and have better coverage.
